A flat roof is never truly flat. It needs a gentle fall so rainwater runs to a gutter or outlet, and many problems come from decks that sag and let water pond. On extensions, dormers, garages and porches the membrane is only as good as the boards underneath, so every flat roof we fit starts with a check of the deck, the joists and any insulation.

There are three main systems. Torch-on felt is built up in bonded layers and is an economical, familiar choice. EPDM rubber is laid as a single sheet on most domestic roofs, leaving very few joints to fail. GRP fibreglass is laid wet and cures into a hard, joint-free surface that copes well with foot traffic. Each has strengths, and each is explained on its own page.

We recommend the system that fits your roof's size, use and budget, and explain the reasoning. If an existing roof can be overlaid rather than stripped, we say so, and if it cannot, we show you photos of what we found. You get a written price for the system you pick, and the old roof is cleared away when we finish.

Which flat roof system lasts longest?

Lifespan depends as much on the deck and installation as on the material. EPDM and GRP are often chosen for longevity and many systems carry a manufacturer guarantee, while good modern torch-on felt also performs well. We explain the trade-offs for your roof rather than pushing one system.

Why does water sit on my flat roof?

Ponding means the roof lacks enough fall or the deck has sagged. Standing water speeds up wear on most membranes and finds any weak point. Correcting the falls with tapered firrings when the roof is replaced is the reliable fix.

Can a new flat roof go over the old one?

Sometimes. If the deck is dry and firm, some systems can be laid over existing felt. If the boards are soft or wet, overlaying just traps the problem, so stripping is the only sensible option.

Can I walk on a flat roof?

Occasional careful access for maintenance is normal. If you need regular foot traffic, for example to reach a window or use the roof as a balcony, GRP with a walkway finish or another system designed for it is the better choice, and balconies need extra safety checks.
