Spray Foam Removal
Spray Foam Removal from Oakcrest Roofing
Spray foam insulation was sold to many homeowners as a quick way to insulate a loft or hold a tired roof together. The problem is what it can do to the roof over time. Foam bonds directly to the rafters, battens and the underside of tiles or slates, and can stop the timber breathing. Moisture from the house or from small leaks can then be held against the wood, where it can lead to decay that nobody can see.
That hidden risk is why many mortgage lenders and surveyors are cautious about spray foam. In some cases a property has been down-valued, a mortgage application declined or a sale delayed once foam appears in a survey, because the condition of the timbers cannot be confirmed. Lender policies vary and change, so it is worth checking with your own lender or broker, but removing the foam is often the step that lets a surveyor inspect the roof.
We remove the foam by hand with suitable cutting and scraping tools, working carefully around the rafters, battens and the back of the tiles or slates so no new damage is caused. Once the timbers are clear, we photograph them and report on what we find, including any rot, damp or failed fixings. The loft is bagged out and cleaned, and if the roof needs repairs or a re-roof afterwards, that is quoted as a separate item.

The process
How we carry out spray foam removal
From the first look at the roof to the final clear-up, this is how the job runs.
- 1
Step 1 of 4
Loft survey
We look at the type and extent of the foam, how much of the roof it covers and what access there is through the hatch, then give you a written, itemised price.
- 2
Step 2 of 4
Protect and prepare
The loft hatch and landing are sheeted, lighting is set up, and any stored items you want kept are moved clear before removal begins.
- 3
Step 3 of 4
Remove the foam
Foam is cut and scraped back from the rafters, battens and tiles or slates in sections, taking care not to dislodge the covering from inside.
- 4
Step 4 of 4
Inspect and report
With the timbers exposed and the loft cleaned, we photograph every slope and give you a written summary of the roof's condition and any recommended repairs.

Why homeowners choose Oakcrest for spray foam removal
A written price first
You get an itemised quote before any work starts, so you know what you are paying for and nothing changes once the scaffold is up.
Photos of what we find
We photograph the parts of the roof you cannot see from the ground, so you can judge the problem for yourself rather than take our word for it.

Tidy sites, waste removed
Your garden, drive and windows are protected while we work, and every old tile, batten and offcut leaves with us at the end of the job.
Pricing
What affects the cost of spray foam removal
The cost of spray foam removal is shaped by:
- The area of roof covered and the depth of foam
- Whether the foam is open-cell or closed-cell, as closed-cell is harder to remove
- Loft access, headroom and any boarding or stored items
- Whether repairs or a re-roof are needed once the timbers are exposed

No hidden extras
Scaffold and waste in the price
