Chimney Repairs

Chimney Repairs from Oakcrest Roofing

A chimney stack stands above the roof line with no shelter on any side, so wind-driven rain, frost and heat from old fires all work on the brickwork and mortar. Damp patches on a chimney breast, staining on the ceiling next to the stack, or mortar crumbling into the gutter are the signs to look for. Left alone, a weakened stack can start to lean or shed bricks.

Chimney work covers several parts. The flaunching is the sloped mortar cap the pots sit in, and when it cracks, water runs straight into the stack. Pots crack and cowls rust. The pointing between bricks erodes. At the base, lead flashings and soakers tie the chimney into the roof. We inspect all of it from scaffold, show you photos, and price each repair so you can see where the money goes.

Why choose us

Why homeowners choose Oakcrest for chimney repairs

A written price first

You get an itemised quote before any work starts, so you know what you are paying for and nothing changes once the scaffold is up.

Photos of what we find

We photograph the parts of the roof you cannot see from the ground, so you can judge the problem for yourself rather than take our word for it.

Repair or replace, honestly

If a repair will see the roof through, that is what we quote. When a roof is at the end of its life we tell you, so you can plan instead of paying twice.

Tidy sites, waste removed

Your garden, drive and windows are protected while we work, and every old tile, batten and offcut leaves with us at the end of the job.

Pricing

What affects the cost of chimney repairs

Chimney repair prices depend on:

  • Scaffold needed to reach the stack safely
  • Size of the stack and number of pots
  • Which elements need work: pointing, flaunching, lead or a rebuild
  • Brick or stone matching on older stacks

Drone roof surveys

Our drone roof survey and aerial inspection service provides an instant, efficient and safe way to assess the condition of your roof. Using HD drones, we capture detailed images and videos of hard-to-reach areas, identifying potential issues like leaks, cracks, and structural damage.

This non-invasive method reduces risks and disruption and results in accurate data without the need for roof ladders or expensive scaffolding. Ideal for residential, commercial or industrial properties, this service ensures thorough, cost-effective inspections every time.

We advise that you get your roof professionally surveyed every 2-3 years to keep up with any potential damage and early signs of wear and tear. If we catch minor repairs early, they will not become a more serious problem in the future.

FAQs

Common questions about chimney repairs

Why is my chimney breast damp?

Common causes include failed flaunching, porous brickwork, uncapped unused flues and failed flashings at the roof. Condensation in a sealed-off flue can also cause staining. We check each possibility before recommending a repair.

Should I cap an unused chimney?

Yes, a cap or cowl keeps rain out, but the flue still needs some airflow to stop condensation, so vented caps are normally used. The fireplace opening below should also be vented.

My chimney is leaning. Is it dangerous?

A leaning stack should be checked promptly. It can be caused by sulphate attack in the mortar or by uneven weathering on one side. A slight lean can sometimes be monitored, but a significant lean usually means a rebuild.

Do I need scaffolding for chimney work?

Almost always. Working on a stack needs a stable platform at chimney height, and the scaffold is included in the quote.
