We start by stripping the old tiles or slates, battens and underlay down to the rafters. With the timbers exposed we check them for rot, woodworm and sagging, photograph anything that needs attention and talk you through it before replacing or strengthening sections. Then a breathable membrane goes on, which lets moisture vapour escape from the loft and cuts the risk of the condensation that older bitumen felt was prone to.

New treated battens are fixed at the correct gauge for your chosen covering, and the roof is finished in concrete tile, clay tile, natural slate or man-made slate, with ridges, hips and verges secured to current fixing guidance. Common questions about new roofs

What is the difference between a new roof and a re-roof?

For most houses the two terms describe the same job: removing the existing covering and replacing it with new. A re-roof usually keeps the existing rafters where they are sound, while a new roof can also include structural timber work. Your quote states exactly which layers are being replaced.

How long does a re-roof take?

It depends on the size of the roof, the covering and the weather. Your written quote includes an expected duration, and we strip only as much as can be made watertight each day, so the house is protected overnight if the weather turns.

Can I stay in the house while the roof is replaced?

Yes. The work is external and the roof is kept weathertight at the end of each day. Expect some noise and dust in the loft, so it helps to clear or cover anything stored up there before we start.

Do I need planning permission for a new roof?

Replacing a roof in similar materials usually does not need planning permission, but listed buildings, conservation areas and changes to the roof shape can. Building regulations apply when more than a quarter of the roof is replaced, which can bring insulation requirements. We tell you what applies before you commit.
